Amitabh Bachchan Leases Andheri Commercial Space to TruNativ for ₹33 Lakh a Month in Five-Year Deal

Amitabh Bachchan has entered into another sizeable commercial-property transaction in Mumbai, leasing three upper floors of a building in Andheri West to nutrition company TruNativ F&B Private Limited.
Property-registration documents accessed by real-estate data platform Zapkey show an initial monthly rent of ₹33 lakh for approximately 8,428 sq ft of combined carpet area. The leave-and-licence agreement was registered on August 7, 2026, and the five-year lease commenced on August 15, 2026, according to reporting based on those documents.
The transaction is more substantial than the headline rent alone suggests. The agreement reportedly carries a 5% annual rent escalation, a ₹1.98 crore security deposit and exclusive use of nine designated parking spaces. Over its full five-year term, the rental outgo has been estimated at approximately ₹21.88 crore.
What exactly has Amitabh Bachchan leased?
The premises comprise three upper floors of the Signature building on Link Road in Oshiwara, Andheri West, Mumbai.
At the initial ₹33 lakh monthly rent, the effective rate works out to approximately ₹392 per sq ft per month on the stated carpet area.
The important distinction is that the reported ₹21.88 crore figure represents the estimated rental outgo over the lease tenure, taking the escalation structure into account. It should therefore not be described as a sale price or the property's valuation.
Similarly, ₹33 lakh represents the initial monthly rent rather than a fixed monthly figure throughout all five years, because the agreement provides for a 5% annual escalation.
Neither Bachchan nor TruNativ had commented on the transaction when approached by Hindustan Times, according to its report.
The deal fits an established commercial-property strategy
The transaction becomes more meaningful when viewed alongside Bachchan's earlier commercial-property activity in the same part of Mumbai.
In 2023, Bachchan leased four office units in the Lotus Signature building in Oshiwara to Warner Music Pvt Ltd. That arrangement carried an initial monthly rent of ₹17.30 lakh, with the lease beginning in March 2024 and including 12 dedicated parking spaces.
Hindustan Times reported at the time that Bachchan had bought those four units for ₹28.73 crore before leasing them to Warner Music. The initial annual rental income from that transaction was about ₹2.07 crore, with a higher rental level scheduled later in the lease.
The latest TruNativ agreement therefore should not be viewed simply as an isolated celebrity property story. It adds to documented instances of Bachchan deploying commercial real estate as an income-generating asset.
Bachchan has also expanded his property holdings outside Mumbai
His real-estate activity has not been restricted to Mumbai.
In March 2026, The House of Abhinandan Lodha (HoABL) officially announced that Bachchan had acquired a 2.67-acre land parcel in Ayodhya for ₹35 crore. The property is located near the developer's 75-acre The Sarayu project.
That transaction is particularly useful for fact-checking because HoABL itself announced the purchase, providing a first-party source rather than relying solely on property-market reports.
According to the developer, the acquisition represented Bachchan's third investment in Ayodhya through HoABL. The transaction was executed by Rajesh Yadav, Managing Director of AB Corp Ltd.
There is also a factual correction worth noting: at least one secondary report has stated that the March 2026 Ayodhya purchase was worth ₹25 crore. HoABL's own March 6 announcement gives the figure as ₹35 crore, so ₹35 crore is the stronger figure to use.
What the ₹21.88 crore figure actually tells us
The ₹21.88 crore headline figure requires context.
Simply multiplying ₹33 lakh by 60 months gives ₹19.8 crore. The higher estimated five-year rental outgo reflects the agreement's reported 5% annual escalation, rather than the tenant paying ₹33 lakh every month for the entire five-year period.
That distinction is important for accurate reporting. It also makes the structure of the deal clearer: Bachchan receives an established initial rental yield from the property while the contracted rent increases during the term.
The ₹1.98 crore security deposit is separate from the rental outgo and should not be added to the figure as rental income.

The more interesting aspect of this transaction is not simply that a major film star commands ₹33 lakh in monthly commercial rent.

The TruNativ transaction is therefore best understood as part of Bachchan's broader documented real-estate activity rather than simply as another expensive Mumbai property deal.
